EV charger in a co-owned building: who pays for installation and electricity in 2026?

It's the most common question among co-owners considering installing an EV charger: who pays for what, and will the neighbours end up funding an installation they don't use? Here's how it actually works.

The "right to plug in": an individual installation, at your own expense

Any co-owner or tenant with a parking space can exercise their "right to plug in" to install an individual charger. In that case, the entire cost — equipment, installation, maintenance and electricity consumption — falls to the person requesting it. The building manager cannot refuse this installation, except on serious and legitimate technical grounds, which must be brought before a court within 6 months of notification.

Collective infrastructure: two possible models

If the building wants to plan ahead for several residents' needs with collective infrastructure, two options exist:

  • The building association finances the infrastructure itself (split among co-owners via a vote at the general meeting) and hires an IRVE-certified professional to install it.
  • A third-party operator finances, installs and manages the infrastructure: the building advances little or nothing, and users pay only for their actual consumption.

Who pays for the electricity used?

Each co-owner pays only for their own consumption, measured by an individual sub-meter — nobody funds their neighbour's charging. The building manager generally takes out a shared electricity contract for the whole infrastructure, whose base cost may be split according to ownership shares, regardless of actual charging usage.

Grants that reduce the bill
